We offer 3 levels of cleaning depending on your budgetary concerns and here’s what you should know.
The first option is for those who need loose debris that have accumulated on the roof. Debris left on the roof will trap moisture, encourage moss to grow, and reduce the life of the roof. Additionally the roof looks unkept and reduces your curb appeal.
The second option is unique to The ProClean Team. We take special care to remove as much moss as possible using a rake, following the edges of the shingles where moss grows, we can loosen the moss from the roof and can simply blow it off with low pressure from a leaf blower. This process wont get all of it, but will likely remove somewhere in the range of 95%. We follow the “loosening/removal” with a moss treatment that will kill remaining moss spores and help prevent regrowth. This method is preferred for those who need instant results, but isn’t in need of mildew or black streaks.
The third option is the standard operating procedure for many contractors. A bleaching/herbicide solution is sprayed on your roof from the ground level which effectively kills all organics. Then, your roof is left up to the elements to weather away all the debris, which may take several months depending on the amount of growth your roof had. It will end up looking like new; eventually. Some roofs may require multiple coatings but the results include mildew, and other organic matter. This is best for tile, metal and for some composition roofs.
All roof estimates will come with both options so you can make the best decision.
It is easy to do more harm than good when cleaning a roof and that is why it is extremely important to have the proper technique. Roofs are delicate and must be handled with the utmost care. Living in the Northwest comes with its unique home maintenance challenges. Moss grows on roofs starting around 4-6 years old. The regular blowing of the loose debris and annual treatments will help prevent moss growth. If you already have moss growing, removal is recommended during the hot summer months of July or August but can be done at any time. A “touch up” cleaning is recommended at a minimum once a year.
Usually the weather is not a factor. With the exceptions of freezing weather and lightning, roof cleaning can be done safely in almost any sort of weather. We recommend getting the moss removed from your roof when it is dormant (during July/August, but if you can’t wait until then, we can clean it anytime
There are many tools that we use when we clean. However, we have found that a rake is the best option for precise removal of moss. We DO NOT pressure wash roofs. This is not recommended for most roofs. It is only preferred for metal or shake roofs, but we only clean composition based or tile roofs.

Cleaning products, such as 30-Seconds are effective on mildew buildup (coming from downspouts draining from the upper roof to lower roof. For moss control, we recommend a Zinc based product to help retard growth and prevent regrowth. We have organic soaps at request.
